Absolutely. For electrical work, we provide EICR certificates and PAT testing reports. For cleaning, we provide itemised invoices suitable for landlords and agents. For all work, we provide clear scope documentation and handover notes.
We cover all London boroughs, Zones 1-6. This includes:
- Central London
- North London
- South London (with dedicated borough pages)
- East London
- West London
For end of tenancy cleaning, we have specific pages for Lambeth, Southwark, Lewisham, Greenwich, Wandsworth, Croydon, Bromley and Kingston.
An EICR (Electrical Installation Condition Report) is a formal document that assesses the safety of electrical installations in a property.
You need an EICR if:
- You're a landlord (legally required every 5 years)
- You're selling a property
- You want to ensure your home's electrical safety
We provide clear reports with any necessary remedial work quoted separately.
Typically 1-3 hours depending on property size:
- 1-2 bed flat: 1-2 hours
- 3-4 bed house: 2-3 hours
- Commercial premises: quoted based on size
You'll receive the report within 24 hours of inspection.
Yes, we provide PAT testing for offices, retail, HMOs and commercial premises. We offer:
- Full appliance testing and labelling
- Schedule-friendly visits (can work around your hours)
- Complete documentation and certificates
Yes, we diagnose and repair all common electrical issues:
- Tripping circuits
- Dead sockets or lights
- Faulty switches
- Fuse box issues
We provide clear diagnosis before starting any work.
Our end of tenancy cleaning is checklist-led to inventory standard:
- Kitchen: Oven, hob, extractor, cupboards inside/out, worktops, sink, tiles
- Bathroom: Shower, bath, toilet, sink, mirrors, tiles, limescale removal
- Living areas: Dusting, vacuuming, mopping, skirting, window sills
- Bedrooms: Wardrobes (inside/out), drawers, skirting, windows
- Extras: Cobwebs, light switches, door handles
Carpet and upholstery cleaning are available as add-ons.
We offer a 48-hour re-clean policy. If your landlord or agent identifies any cleaning-related issues within 48 hours of your clean, we'll return to address them at no extra cost. This does not cover new dirt or issues caused after the clean.
Yes, these are available as add-ons to our end of tenancy service:
- Oven cleaning: Deep clean of oven interior, racks, door glass
- Carpet cleaning: Professional steam cleaning, stain treatment
- Upholstery cleaning: Sofas, chairs, fabric items
These can also be booked as standalone services.
No, you don't need to be present. We can arrange key collection, use a key safe, or collect from a local agent. Many tenants have already moved out before the clean. We just need clear access instructions arranged in advance.
Typical timings for a standard bedroom/living room:
- 1 painter: 1-2 days depending on condition and prep needed
- 2 painters: Can halve the time
Factors that affect timing: wall condition, colour changes, number of coats, woodwork details.
We can do either:
- You supply: We'll confirm quantities needed
- We supply: We'll quote with materials included (we recommend Dulux Trade or equivalent quality paints)
Yes, we remove wallpaper and prepare walls for painting. This includes:
- Steaming and stripping paper
- Removing adhesive residue
- Sanding and filling as needed
- Priming before painting
Yes, we paint exterior surfaces including:
- Windows and frames
- Doors
- Fascias and soffits
- Railings
Exterior work is weather-dependent and we'll advise on the best timing.

We recommend booking:
- End of tenancy cleaning: 1-2 weeks ahead (especially for peak seasons)
- Electrical work: 1 week ahead for EICRs
- Painting: 2 weeks ahead for larger projects
We can often accommodate urgent bookings - just call to check availability.
We are not VAT registered, so our prices do not include VAT. The price we quote is the price you pay.
Yes, we work Saturdays and limited Sundays at no extra charge. Weekend availability may be limited during busy periods, so early booking is recommended.
We accept:
- Bank transfer (BACS)
- Cash on completion
- Card payments (via invoice link)
For larger jobs, a deposit may be required to secure the booking.
No extra travel charge for Zones 1-4. For Zones 5-6, we may include a small travel supplement which will be confirmed in your quote. We're transparent about all costs before you book.
Yes, we cover all Central London postcodes including WC1, WC2, EC1-EC4, W1, SW1, SE1 and more. Parking and congestion charges are factored into our quotes where applicable.
Yes, we cover all directions:
- North: Camden, Islington, Haringey, Barnet, Enfield
- East: Hackney, Tower Hamlets, Newham, Redbridge, Barking
- West: Kensington, Hammersmith, Ealing, Hounslow, Hillingdon
